Concrete Failure Types and What Each One Means
Nearly every wasted dollar in concrete repair comes from treating a symptom without identifying the cause. Here is how we sort what we are looking at on the first visit, and you can do most of it yourself before you call anybody.

If the crack has a vertical offset you can catch a fingernail on, stop reading tables and get someone to look at it. Offset means movement, and movement has a cause.
Slab Jacking: Lifting Settled Concrete Instead of Replacing It
If a slab has settled but the concrete itself is sound, lifting it is usually the right answer. We drill penny-sized ports through the slab, inject expanding polyurethane underneath, and the foam fills the void and raises the concrete back to plane. The ports get patched and the slab is back in service the same day.
$650 to $2,400 for a typical area, against $9 to $13 a square foot to tear out and re-pour. No 28-day cure, no demolition, no colour mismatch against the concrete next to it. Polyurethane also weighs almost nothing compared to the old mudjacking slurry, which matters when the reason the slab dropped is that the ground under it could not carry weight in the first place.
It is not always the right call. If the slab is cracked into many pieces, if it was poured too thin to begin with, or if the surface has failed independently, you are lifting a slab that has run out of life. And if the void came from an active leak or a genuine subsurface problem, lifting it without fixing that is a repair with a countdown on it.
Common candidates around here: settled driveway panels, garage slabs that dropped at the apron, sidewalk trip hazards, patio slabs that have tipped toward the house, and dock aprons on commercial sites.
Concrete Repair Methods and What They Cost
Crack Routing and Sealing
$14 to $22 a linear foot, and no minimum length — one short crack is a job we will come out for. We saw the crack out into a clean reservoir with square shoulders, clean it, then fill with a flexible sealant that can move with the slab. Smearing filler over an unrouted crack looks like a repair for about four months.
Polyurethane Slab Jacking
$650 to $2,400. Expanding foam injected through small ports to fill voids and lift the slab back to level. Same-day return to service. The cheapest genuine fix in our whole catalog when the slab is sound and has simply dropped.
Resurfacing Overlay
$5 to $9 a square foot over a structurally sound slab with dormant cracks. Restores a failed surface and gives you a choice of finish on top. Over a slab that is still moving it is money spent to delay the real answer, and we will say so.
Spall and Joint Repair
Saw out to sound concrete with square edges, bond, then patch with a repair mortar matched to the slab. Feathered edges on a patch break off — the repair has to have depth at its perimeter. Joints get re-established rather than filled solid across.
Partial Panel Replacement
When one or two panels have failed and the rest is fine. We saw to the joint lines, remove, rebuild the base properly underneath, and re-pour. Expect a colour difference for the first season or two — new concrete never matches old on day one.
Sealing and Protection
Penetrating silane or siloxane on driveways and walks, reapplied every 3 to 5 years. It soaks in and repels water without leaving a film that goes slick when wet. Skip glossy topical acrylics on driveways — they peel where the tires sit.
Repair or Replace? The Honest Threshold
Repair when the concrete has structure left. That means the slab is in a few large pieces rather than many small ones, the thickness is adequate for what drives on it, and the surface has not failed across large areas. A sound slab that has settled or cracked in two places is worth saving.
Replace when the slab is cracked into more than three or four pieces, when panels have separated vertically, when scaling has gone deep across the surface, or when it was poured too thin in the first place. Chasing repairs on a slab in that condition is renting a solution at ownership prices.
And find the cause either way. We have re-poured a Madison driveway twice under warranty. It settled at four months, we replaced the section at our cost, and it settled again fourteen months later. The second time we dug deeper and found a slow leak on the water service line washing fines out from under the base. It had been leaking the whole time. Now checking the water bill is the first thing we do on localized settlement.

Keeping Repaired Concrete From Failing Again
Get the water away from it
Downspouts discharging onto a slab edge, a gutter that overflows in one spot, a flowerbed graded back toward the driveway. More than 54 inches of rain a year finds every one of those.
No de-icing salt on young concrete
Nothing chemical on concrete under a year old. Huntsville only averages 2.4 inches of snow a year, so sand is a perfectly workable answer on the handful of days it matters.
Reseal on a schedule
Penetrating sealer every 3 to 5 years on driveways and walks; every 2 to 3 on decorative work. Sealer is cheap. Surface repair is not.
Keep joints functional
Control joints are supposed to move. Filling them rigidly with mortar defeats the point and forces the slab to crack somewhere it was not planned. Flexible sealant only.

Concrete Repair Questions
Is my concrete crack serious or just normal?
Hairline cracks with no vertical offset and no movement across them are shrinkage cracks. They are normal, they happen on every slab ever poured, and nobody honest warranties against them. What matters is offset and width. If one side sits higher than the other, if the crack is wider than about an eighth of an inch, if it is growing, or if it runs diagonally out of a building corner, that is movement and it needs a cause found before anything gets filled.
What does slab jacking cost compared to replacement?
Polyurethane slab jacking runs $650 to $2,400 for a typical settled area. Tearing out and replacing that same area is $9 to $13 a square foot, so a 300 square foot section is $2,700 to $3,900. If the concrete is structurally sound and has simply settled, lifting is both cheaper and less disruptive — the slab is back in service the same day rather than after a 28-day cure. We recommend it whenever it is the right answer, even though it is the smaller invoice.
Why is the surface of my concrete flaking off?
That is scaling or spalling, and it almost always traces back to the pour rather than to what you have done since. The usual causes are water added at the chute, which weakens the surface paste; finishing while bleed water was still on the slab, which works that water into the top layer; no air entrainment on an exterior slab; or de-icing salt used on concrete less than a year old. A thin overlay can cover it if the slab underneath is sound. If the scaling is deep or widespread, the top of that slab has no strength left.
Can you resurface a cracked driveway instead of replacing it?
Only if the cracks are dormant. An overlay bonded to a slab that is still moving will telegraph every crack back through inside two seasons, and you will have paid $5 to $9 a square foot to delay the real fix by eighteen months. We check for movement across the cracks before we quote an overlay, and if the slab is still working we will tell you resurfacing is the wrong product.
One corner of my slab dropped but the rest is flat. What's going on?
Uniform settling across a whole slab points to base problems. One sharp corner dropping while everything else stays level usually means something under the base gave way — a void, a washed-out utility trench, or a leak. Madison County sits on limestone with voids in it, so that is a real possibility here rather than a remote one. We check the water bill and look at the drainage before we quote anything, because we have re-poured driveways twice under warranty before anybody found the leaking service line doing it.
How long do concrete repairs last?
It depends entirely on whether the cause was fixed. A routed and sealed crack over a stable base holds for years. The same repair over a slab that is still moving reopens in a season. Slab jacking over a void that has been filled and stabilised lasts; over one that has not, it settles again. This is why we diagnose before we quote — the repair method is easy, and picking the right one is the whole skill.
